Full Job Description

Orange Property Management is looking for a independent contractor to perform interior and exterior maintenance 6 apartment buildings in Jamestown & Ellendale, ND. The person must be able to communicate effectively with the property manager to efficiently take care of existing tenant issues as well as get vacant units Rent Ready. This person will need to use the property management software to enter their time and complete and add work orders (training provided).

Typical service duties include, but are not limited to:

Minor electrical: light fixtures, plate covers, switches, receptacles, ceiling fans, etc.
Minor plumbing: fixtures, faucets, shower heads, toilet repairs, p-traps, garbage disposals, supply lines, etc.
Minor drywall: small drywall patches (Ex: up to 4’) , mudding/patching, minor texturing, minor painting, nail holes, minor trim work, etc.
Knowledge of heating and cooling systems preferred
Doors: Installing unit entry doors, screen doors/screen repair, closet doors/closet tracks, cabinet doors, door handles, etc.
Appliances: Diagnose issues, ability to lift/move for replacement, attach range cords, assemble fridges, fix fridge fans, etc.
Rekey units between move-ins and per resident request
Ensure the attractive internal and external appearance of all buildings and grounds, which may include removing debris and weeds, and reporting maintenance needs
Coordinate access to properties and units with vendors when necessary
Emergency response if an emergency work order comes in after normal business hours.
